Cancellation Policy: Ninety-six percent (96.00%) of the total booking charges will be refunded if the cancellation is made more than 60 days prior to the arrival date of the reservation. For cancellations made within 60 days prior to the arrival date, no refund will be issued.
Taxes, Discounts and Fees
Taxes
- General Excise Tax : GE tax is charged on every sales transaction in the state of Hawaii. In Hawaii county the tax rate increased to 4.712%
- Transitory Access Tax : In addition to the GE tax, Hawaii imposes a Transitory Access Tax of 10.25% on all short term rental stays 6 months or less.
- Hawaii County Transitory Access Tax: Beginning January 1, 2022, Hawaii County implemented an additional 3% TAT on all short term rental stays 6 months or less.
Discounts
- Stays of 7-13+ nights qualify for a 10% discount on the seasonal rate of their stay.
- Stays of 14+ nights qualify for a 15% discount on the seasonal rate of their stay.
- Stays of 21+ nights qualify for a 20% discount on the seasonal rate of their stay.
Additional Fees or Options
- All reservations under 30 nights are subject to an $89.00 fee for $3,000.00 worth of damage insurance. A fee of $178.00 will be charged for damage insurance for stays over 30 nights.
- A Refundable Security Deposit HOLD of $300.00 will be placed on each guest's credit card three days prior to arrival which covers the costs for any charges or losses resulting from a guest’s stay that are not considered damage and are, therefore, not covered under insurance.
- Stays of 12-17 nights are charged an additional interim $180.00 (plus tax) cleaning fee for one 3-hour cleaning arranged at a time of your choosing during your stay.
- Stays of 18-30 nights are charged an additional interim $360.00 (plus tax) cleaning fee for two 3-hour cleanings arranged at a time of your choosing during your stay.
- Have a late night flight? Ask us about the availability of a Guaranteed Late Check-Out for an additional fee plus tax.
- Stays of 30+ nights are not considered short term vacation rental stays by the State of Hawaii. The terms, conditions and contract for such a stay will be different. Please contact us.
